Infrared thermography is an advanced, noninvasive method of assisting in diagnosing the condition of a building.  A thermal image identifies abnormal thermal patterns that may indicate moisture intrusion, damaged insulation, insulation voids, air infiltration, air exfiltration, and anomalies in electrical and HVAC systems.  


All materials on earth emit heat energy in the infrared portion of the electromagnetic spectrum.  The human eye is unable to see infrared waves so we use thermography to enable us to see and measure heat.   An infrared camera registers the invisible waves and converts them to visible images.  A trained thermographer can interpret infrared images and use the results in a building and system analysis.

Thermal scans by Axiom Building Inspections use the latest and most advanced technology.  Images are captured by a Flir T440BX infrared camera.  The camera has a very high resolution of 320X240, which allows for fine detail over a broad area.  Each image captures 76,400 individual thermal measurements.  Thermal images can be captured on video as well.   A unique feature of the camera is a technology that adds outlines of features from a visible light image to the infrared image to produce a very clear and easily understandable image.

The infrared image of the exterior side of a wall constructed of concrete blocks shows the pattern of the channels in the blocks that were filled with concrete grout.

A normal heat pattern is shown on an electrical transformer mounted high on a wall.

The hot circuit breaker warrants further investigation by an electrician.

The placement of hydronic heating pipes in a sub-floor can be confirmed.  A leaking pipe could be verified and located.

A thermal image of the underside of a metal roof structure.  On a sunny day the radiant heat conducts through the metal roof to the metal beams.  The dark areas are cooler because of the placement of fiberglass insulation.  The brightest spots indicate the locations of metal fasteners on the roof.

A wet sub-floor is clearly apparent around a toilet with a failed wax seal.

A ceiling register can be checked to ensure that heated air is being distributed.

The electric motor has a hot spot that should be checked.

Moisture is apparent behind the tiles in a tub/shower enclosure.
